### Terms and Conditions
Relationship to Real Estate Brokerage
Chad Denke & Brittney McGuire are licensed real estate agents in the State of Arizona, operating under the brokerage of Great Way Real Estate (“Brokerage”). All real estate services, including but not limited to representation of buyers and sellers, are provided by Chad Denke in his capacity as a licensed real estate agent and are conducted under the supervision and license of the Brokerage in compliance with applicable Arizona law.
The “Rent to Roots Program” and any related “Rent Credit Program,” “Year-One Match,” or similar incentives (collectively, the “Program”) are marketing and client-incentive programs offered by Chad Denke as part of his real estate services. The Program:
Is not a separate real estate brokerage or licensed real estate entity;
Does not operate independently of Great Way Real Estate; and
Is offered only in connection with real estate services provided through Great Way Real Estate and any properly referred, licensed partner agents in other states.
Any references to “we,” “us,” or “our” in connection with the Program refer to Chad Denke in his capacity as a licensed real estate agent affiliated with Great Way Real Estate, unless otherwise expressly stated. Nothing in these Terms shall be construed as creating a separate brokerage, mortgage company, or financial institution.
#### 1. Accessing the WebsiteWe reserve the right to withdraw or amend the Website and any Services or materials we provide on the Website at our sole discretion without notice. We will not be liable if, for any reason, all or any part of the Website is unavailable at any time or for any period. From time to time, in our sole discretion and without notice, we may restrict access to some parts of the Website or the entire Website to users, including registered users.
You are responsible for:- Making all arrangements necessary to have access to the Website.
We may update or modify these Terms at any time at our sole discretion. Any modifications will be effective upon posting the updated Terms on the Website. Your continued use of the Website after changes have been made constitutes acceptance of the updated Terms. If we make material changes, we may provide additional notice as required by law, but we are not obligated to do so.
#### 2. Waitlist
If you have been provided or offered an opportunity to join a waitlist composed of individuals who wish to receive further information about the Website (the “Waitlist”), you acknowledge and agree that joining the Waitlist does not and will not:
make you our customer,
obligate us to provide you our Services, or
create any other legal or regulatory duty,
other than the duty to exercise reasonable care to protect your email in accordance with our Privacy Policy.
3. Fees
The Website is free to all users and provides basic features available through our Services. Certain Services may carry a fee. You will be advised of the amount of fees for any specific Service prior to purchasing. We reserve the right to charge for certain features or all Services in the future.
We will notify you before any features or Services begin carrying a fee, or before the then-current fee changes, to the extent you are already signed up for those features or Services. If you wish to continue using such features or Services, you must pay all applicable fees. You understand and agree that you are responsible for all charges and fees that your internet or wireless service provider may charge for your use of the Services.
If you choose, at your sole discretion, to terminate your relationship with Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, by closing your account, there will be no fees or penalties assessed for termination. Notwithstanding the foregoing, to the extent you owe fees for Services at the time of termination, you will be obligated to pay for such Services, and your indebtedness for such Services shall not be construed as a fee or penalty for termination. We will honor your termination request within two business days of receipt of a request to cancel your account. Please contact us directly to cancel.
Refund Policy.
Unless otherwise stated at the time of purchase, all payments for Services are non-refundable. If a refund policy is applicable to a specific Service, it will be clearly outlined before purchase. By using paid Services, you agree that fees are non-refundable except as required by law.
4. Proprietary Rights
Unless otherwise specified in these Terms, all information and materials appearing on the Website are the sole property of Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, or our subsidiaries and affiliates. This includes, but is not limited to, documents, services, software, site design, text, graphics, logos, videos, images, icons, and other content (collectively, the “Materials”). These Materials are copyrighted and/or trademarked by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, or third-party licensors, suppliers, and service providers.
Subject to these Terms, we grant you a limited, personal, non-exclusive, and non-transferable license to use, view, print, display, and download the Materials for your personal use only. Except as expressly provided, you may not modify, copy, reproduce, create derivative works from, reverse engineer, or exploit any of the Materials. All rights not explicitly granted are reserved.
If you breach these Terms, the above license will terminate immediately, and you must destroy any downloaded or printed Materials.
5. Your Use of the Website
5.1 Tools and Estimators
To the extent tools or estimators are available on the Website, including those related to homebuying power, APR, and mortgage costs, they are for illustrative purposes only and based on information provided by you or predetermined criteria. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, makes no representations or warranties as to the accuracy of these tools. For actual pre-approvals or estimates, you must consult directly with a mortgage lender.
5.2 Referrals to Real Estate Professionals and Lenders
As part of our Services, you may be connected with or referred to mortgage lenders, real estate agents, and other real estate-related service providers (collectively, “Real Estate Professionals”). You are not required to use any particular Real Estate Professional to participate in the Rent to Roots Program or to buy or sell a home.
By submitting your contact information to us, you authorize Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, to share your contact and relevant financial information with Real Estate Professionals for the limited purpose of responding to your inquiry, evaluating your eligibility for services, and facilitating real estate transactions that you request, consistent with our Privacy Policy.
No Guarantees.
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, makes no representations or warranties regarding the quality, timing, pricing, or outcomes of any services provided by Real Estate Professionals. Any transaction or relationship with a Real Estate Professional is solely between you and that professional, and you assume all risks associated with such relationships.
Referral Fees and RESPA Compliance.
To the extent permitted by law, Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, may receive referral fees, marketing fees, or other financial incentives from Real Estate Professionals, including mortgage lenders and real estate agents, in connection with introductions or referrals. Any such arrangements will be disclosed as required by the Real Estate Settlement Procedures Act (“RESPA”) and applicable state laws.
You are not required to use any referred Real Estate Professional to participate in the Rent to Roots Program. You are encouraged to compare services and seek independent advice before engaging any professional.
Additional RESPA Compliance Notice.
We do not require or incentivize users to use any specific lender or real estate professional. Any referral fees received are disclosed in compliance with RESPA and applicable state regulations. Users are encouraged to seek independent advice when selecting real estate services.
5.3 Referrals to Credit Repair and Financial Education Providers
As part of our Services, we may provide information about or referrals to third-party businesses that offer credit repair, credit counseling, budgeting tools, or other financial education or advisory services (“Credit Service Providers”). These referrals are provided solely for your convenience and do not constitute an endorsement or recommendation.
No Affiliation or Compensation.
– Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, is not owned by, does not own, and does not control any Credit Service Provider.
– We do not receive commissions, referral fees, or any other form of compensation from Credit Service Providers in connection with referrals.
No Guarantees or Warranties.
– We make no representations or warranties regarding the quality, effectiveness, pricing, or outcomes of services provided by any Credit Service Provider.
– You are solely responsible for evaluating whether to engage any Credit Service Provider and for reviewing its contracts, disclosures, and policies.
Limited Data Sharing.
If you ask us to connect you with a Credit Service Provider, you authorize us to share your contact information for that limited purpose. We do not control the data security, privacy practices, or use of information by Credit Service Providers, and we disclaim responsibility for their actions. Please review each provider’s privacy policy and terms before proceeding.
Disclaimer of Liability.
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, shall not be liable for any damages, losses, or claims arising from or related to your decision to engage, or your dealings with, any Credit Service Provider. Any disputes must be resolved directly with that provider.
5.4 License to Use Submitted Information
By submitting information through the Website, you grant Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, a non-exclusive, worldwide, royalty-free license to use, copy, modify, distribute, store, and process your data solely to:
provide and improve the Services;
operate the Rent to Roots Program and any related incentives; and
facilitate referrals and communications as described in these Terms and in our Privacy Policy.
This license includes the right to share information with Real Estate Professionals and, where you request it, Credit Service Providers, as described in Sections 5.2 and 5.3. We do not grant any license to third parties beyond what is necessary to provide their services to you.
Our collection, use, and sharing of personal information is further described in our Privacy Policy. To the extent permitted by law, we disclaim liability for unauthorized access or use of your data by third parties that are not under our direct control.
6. Communications, Data Privacy, and Security
You agree that we may contact you via email, telephone (including SMS), or through the Website as necessary to provide the Services, respond to inquiries, and send legally required notices. You may manage email preferences via the instructions at the bottom of each email and may opt out of SMS messages by replying STOP.

14. Indemnification

15. Injunctive Relief
You acknowledge that Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate may be irreparably damaged if these Terms are not specifically enforced, and damages at law would be an inadequate remedy. Therefore, in the event of a breach or threatened breach of any provision of these Terms by you, we shall be entitled, in addition to all rights and remedies, to an injunction restraining such breach or threatened breach, without being required to show any actual damage or to post an injunction bond, and/or to a decree for specific performance of the provisions of these Terms.
By using the Website, you agree that the laws of the State of Arizona, without regard to principles of conflict of laws, will govern these Terms and any dispute that may arise between you and Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate. For disputes involving activities or transactions within Arizona, the laws of Arizona shall apply. For activities or transactions within Colorado, the laws of Colorado shall apply. Venue for arbitration or legal proceedings shall be determined accordingly. For purposes of this Section, you agree that any action or proceeding with regard to such injunction shall be brought in the state or federal courts located in Arizona. You consent to the jurisdiction of such courts and waive any objection to the venue of such proceedings. You agree that service of any court paper may be effected by mail or other means allowed under applicable laws or rules of procedure.
16. Mandatory Arbitration and Class Action and Jury Trial Waivers
Most concerns can be resolved by contacting us directly. In the event that a dispute cannot be resolved, either you or we may elect to resolve the dispute through arbitration, except for claims related to injunctive relief or matters that may be brought in small claims court.
By agreeing to these Terms, you waive your right to participate in a class action lawsuit or a jury trial. Arbitration will be conducted on an individual basis, and the arbitrator will have no authority to consolidate claims or conduct class-wide arbitration.
Arbitration will be conducted under the rules of the American Arbitration Association (AAA). If AAA cannot serve as the administrator, you and we will work together to appoint a substitute arbitrator. Arbitration shall take place in Arizona, or another location agreed upon by the parties, and will be governed by the Federal Arbitration Act. By using this Website, you agree to waive any claims related to punitive or exemplary damages, to the extent permitted by law. Each party shall bear its own arbitration costs, including attorneys’ fees, unless otherwise awarded by the arbitrator in accordance with applicable law.
You may reject this arbitration clause within 30 days of accepting these Terms by sending an email to [insert email] with the subject line “Rejection of Arbitration Provision.” If you do not opt out, this arbitration agreement will apply to all disputes between you and Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate.
Arbitration Fees & Enforceability.
Each party shall bear its own arbitration costs, including attorney fees, unless otherwise awarded by the arbitrator in accordance with applicable law. The arbitrator’s decision will be final and enforceable in a court of competent jurisdiction. If any portion of this arbitration provision is deemed invalid or unenforceable, the remaining provisions shall remain in effect.
Arizona Arbitration Compliance.
This arbitration provision is intended to comply with the Arizona Revised Statutes Title 12, Chapter 21. If any portion of this clause is found to conflict with applicable law, the remaining provisions shall continue in full force and effect.
17. Miscellaneous Provisions
Severability.
If any provision of these Terms is found to be unenforceable by a court, the provision shall be modified to the extent necessary to make it enforceable or removed entirely if modification is not possible. The remaining Terms shall remain in effect.
Governing Law.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law principles.
Jurisdiction.
Any legal action or proceeding arising under these Terms (other than arbitrable disputes as described above) will be brought exclusively in the state or federal courts located in [specific county], Arizona, and the parties irrevocably consent to the personal jurisdiction and venue therein.
Headings.
Section headings are for reference only and do not affect the interpretation of these Terms.
Typographical Errors.

18. Termination, Program Nature, and Tax Disclosures
18.1 Not a Separate Brokerage or Lender
The Rent to Roots Program is a client-incentive and loyalty program offered by Chad Denke in his capacity as a licensed real estate agent affiliated with Great Way Real Estate. It is not a separate real estate brokerage, mortgage company, or financial institution and does not hold any independent real estate license.
All real estate brokerage services connected to the Program are provided under the license and supervision of Great Way Real Estate (and, for Colorado or other states, through properly licensed referral or partner agents). Participating lenders and other service providers operate independently and are solely responsible for their own lending decisions, terms, and conditions.
18.2 User-Initiated Termination
Users may terminate their accounts at any time by sending an email to [email protected] with the subject line “Account Termination Request.” Upon receipt, we will process the termination within two business days.
18.3 Company-Initiated Termination
We reserve the right to suspend or terminate your account, with or without notice, if you violate these Terms and Conditions or engage in conduct that we determine, in our sole discretion, is inappropriate or detrimental to the platform, the Program, or other users.
18.4 No Guarantee of Mortgage Approval or Homeownership
Participation in the Rent to Roots Program does not guarantee that you will qualify for a mortgage, receive rent credits, or be approved for homeownership. Mortgage lending decisions are made solely by participating lenders based on their independent underwriting criteria.
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not guarantee that any lender will approve your loan, provide financing, or honor rent credits if eligibility requirements are not met. Users should consult directly with lenders for loan qualifications, approval processes, and credit requirements.
18.5 Independent Lender Decisions
Participating lenders in the Rent to Roots Program operate independently from Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate. We do not control, influence, or guarantee any lender’s decision regarding loan approvals, interest rates, fees, or credit qualifications.
Users must work directly with lenders to understand their specific requirements and loan terms. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not act as a lender, mortgage broker, or financial institution.
Mortgage approval is subject solely to the lending institution’s discretion and underwriting guidelines. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not collect or review documentation related to mortgage applications and does not influence or participate in the lender’s decision-making process.
18.6 Tax Reporting Responsibilities
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate and participating lenders do not provide tax advice. Any rent credits, referral fees, or financial incentives received through the Program may be subject to federal or state tax reporting requirements.
Users are responsible for consulting with a qualified tax professional to determine how rent credits or lender incentives may impact their tax obligations. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not assume responsibility for any tax liabilities incurred by users.
19. Rent Credit Program Terms
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, offers a 5% rent credit on the rent paid by eligible users each month through our Website, subject to the following terms:
19.1 Eligibility and Usage
The Program is available only to users who agree to be represented by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, in the purchase or sale of a home (or, in Colorado, by a referred, licensed partner agent).
The total rent credit a user may earn cannot exceed $3,000.
Fair Housing & Consumer Choice Notice.
Participation in the Rent Credit Program is voluntary and does not require users to select a specific lender or real estate professional. While we may provide referrals, users are free to work with any licensed mortgage lender or real estate professional of their choice. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not discriminate based on race, color, religion, sex, disability, familial status, or national origin in the operation of this Program.
State-Specific Laws & Lender Restrictions.
Participation in the Rent to Roots Program is subject to lender eligibility requirements and applicable state regulations. Some states may restrict or prohibit the use of rent credits in home purchase transactions. Users are responsible for ensuring compliance with their state’s mortgage laws and lender requirements before relying on rent credits as part of a home purchase transaction.
19.2 Application of Credit
The rent credit will be calculated based on the rent payment information submitted through the Website each month.
The credit is applied as a financial incentive to your home purchase or sale transaction facilitated by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, and its partners.
Unless otherwise stated, rent credits must be used within 12 months of being earned. Unused credits will expire after this period and cannot be reinstated or transferred.
No Use Toward Down Payment.
Rent credits cannot be used toward a down payment on a home. Credits are limited to covering closing costs and other lender-approved expenses.
19.3 Source of Rent Credit
The rent credit offered under this Program is provided directly by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, as part of an internal client incentive. It is not funded or disbursed by any lender, mortgage broker, or financial institution. All eligibility, credit tracking, and disbursement decisions are made solely by Chad Denke in accordance with these Terms and Conditions.
All rent credits are subject to the lender’s independent review, approval, and applicable conditions. Users are encouraged to review the lender’s terms and consult directly with the lender for questions related to the credit.
19.4 Limitations
The rent credit is non-transferable, non-redeemable for cash, and may only be applied to eligible real estate transactions as specified in these Terms.
The rent credit may only be used toward closing costs and cannot be applied to the down payment.
The Rent Credit Program is valid only while the user remains in good standing with Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate, and adheres to these Terms.
Rent credits are subject to approval solely by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate. We do not guarantee the availability or applicability of credits for any specific transaction or individual.
Tax Implications.
Rent credits may be considered taxable income by federal and state tax authorities. You are responsible for determining and reporting any tax obligations related to participation in the Rent Credit Program. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate does not provide tax advice, and you should consult a tax professional regarding potential liabilities.
19.5 Loan Program & Lender Restrictions
Use of rent credits and other incentives is subject to lender, investor, and loan program guidelines. Certain loan types (including, but not limited to, VA-guaranteed and FHA-insured loans) may limit, reduce, or prohibit the application of rent credits, agent-paid incentives, or other concessions.
Whether any rent credit may be used in your transaction will be determined solely by your lender and the applicable loan program rules. We do not guarantee that rent credits will be permitted, in whole or in part, on any particular loan type, including VA or FHA loans, even if you have otherwise earned credits under this Program.
19.6 Colorado-Specific Limitations
Rent credits for individuals located in Colorado may only be used with a licensed real estate agent referred by Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate.
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate is not a licensed real estate brokerage in Colorado, and any services provided in Colorado will be facilitated through agents referred by Chad Denke who are licensed to practice in Colorado.
Rent credits in Colorado are subject to approval and use solely for transactions conducted with such referred agents.
19.7 No Guarantee of Loan Approval
Participation in the Rent Credit Program and the receipt of rent credits do not constitute or guarantee loan approval or financing from any lender.
Rent credits are not conditional upon loan approval and are not guaranteed to be accepted or applied by any lender.
19.8 Program Termination and Changes
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate reserves the right to terminate or modify the Rent Credit Program or any other promotional offering at any time without prior notice. Termination or modification will not affect credits already earned before the effective date of such changes; however, unused rent credits may expire in accordance with these Terms and will not be redeemable for cash or alternative benefits. We are not liable for any losses related to Program termination or modification.
19.9 Verification of Eligibility
Participation in the Rent Credit Program requires verification of eligibility and compliance with the conditions outlined above. Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate may request additional documentation or information to confirm eligibility, and users are responsible for providing accurate and timely responses. Failure to provide requested information may result in the forfeiture of credits.
19.10 Fair Housing Compliance
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate and its partners comply with all applicable federal and state Fair Housing laws. We do not discriminate based on race, color, religion, sex, disability, familial status, or national origin. Users are encouraged to report any concerns regarding Fair Housing compliance.
19.11 Rent Credit Earning and Verification
Earning Credits.
Rent credits are earned by submitting monthly rent information through our platform. Additional credits may be earned by watching educational bonus videos or completing other activities as specified from time to time.
Verification Disclaimer.
We do not independently verify the accuracy of reported rent payments in all cases. The responsibility for truthful reporting lies solely with the user.
Fraud and Misrepresentation.
If we determine that rent credits were earned based on false or misleading information, we reserve the right to cancel or adjust the credits at any time, without prior notice. Fraudulent activity or the submission of false information may also result in account suspension or termination and potential legal action.
No Obligation of Verification.
We retain sole discretion in deciding whether to investigate the accuracy of submitted rent information and are under no obligation to conduct such investigations.
19.12 Bonus Video Credits and Non-Genuine Engagement
Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate may monitor activity related to bonus video credits or other activity-based incentives. Credits earned through non-genuine engagement (e.g., automated or simulated interactions, use of bots, or other deceptive practices) may be revoked at our discretion, and such conduct may result in account suspension or termination.
19.13 Year-One Match Bonus — Eligibility & Requirements
Overview.
The Year-One Match (“Match”) is an additional, promotional rent-credit bonus intended to accelerate a member’s progress toward the Program cap. The Match is not cash, has no cash value, and is only applied to eligible buyer closing costs when you purchase a home using Chad Denke, a licensed real estate agent affiliated with Great Way Real Estate (or, for Colorado, a referred and licensed agent partner). The total of all credits earned, including any Match, is capped at $3,000 and remains subject to all other Program limits in these Terms.
Eligibility Window.
To be eligible at the time of enrollment or at a later review point, you must:
(a) indicate your intent to purchase within 12 months; and
(b) have nine (9) months or fewer remaining on your current lease term.
Required Monthly Rent Logging.
To receive the Match, you must log your on-time rent payment each calendar month in your Rent to Roots account from the date of eligibility through the earlier of (i) home purchase closing or (ii) reaching the Program cap. Missed, late, or incomplete rent logs may reduce or void the Match in our sole discretion.
How the Match Is Calculated.
If you qualify, we will provide an additional credit amount intended to match the remaining months needed to complete a 12-month rent-credit period (i.e., 12 minus your remaining lease months), computed at the Program’s standard earn rate (currently 5% of reported monthly rent) and subject to the $3,000 total Program cap. Examples are illustrative only; actual Match amounts vary based on rent, timing, verification, and Program limits.
Verification; Proof of Rent.
We may request reasonable documentation to verify rent amounts and payment timing (e.g., receipts, bank statements, or landlord ledger). Failure to provide requested proof may reduce or void the Match and/or result in credit adjustment or forfeiture consistent with Section 19.11.
Use Restrictions.
Credits (including any Match) cannot be applied to down payment, are non-transferable, and may only be applied to eligible buyer closing costs and lender-approved fees in a qualifying real estate transaction where you are represented by Chad Denke (AZ) or by a referred, licensed agent partner (CO). Lender and state rules may limit, prohibit, or reduce credits.
No Guarantee.
Participation in the Program and/or eligibility for the Match does not guarantee mortgage approval, a successful closing, or that any specific credit amount will be usable in your transaction. Availability and terms may change at any time.
Geographic Availability.
The Match is currently offered for AZ and CO transactions as described in these Terms and may be modified, suspended, or withdrawn at any time.
19.14 Definition of “Rent Logging”
“Rent logging” means submitting the amount and date of each month’s rent payment through your Rent to Roots account within a reasonable period after payment and, upon request, providing proof of payment. Submissions must be truthful, accurate, and complete. Missed or late submissions may reduce or void earned credits and/or the Year-One Match as outlined in Sections 19.11 and 19.13.
19.15 Match Modification; Termination
We may modify, suspend, or terminate the Year-One Match at any time in our sole discretion. Changes will not affect properly earned credits already posted to your account prior to the effective date of change; however, unearned promotional amounts (including projected Match amounts) are not vested and may be changed or discontinued without notice. The Program’s general $3,000 cap, lender/state restrictions, and all other limitations in Section 19 apply to the Match.
19.16 Rent Credit Application Limits
Users may earn up to $3,000 in rent credits based on qualifying payments.
When applying these credits to a home purchase:
For loan amounts under $300,000, the maximum usable credit is limited to 0.5% of the loan amount, even if the user has a higher accrued balance.
For loan amounts of $300,000 or more, the limit is the user’s accrued credit balance only, up to the maximum cap of $3,000, without applying the 0.5% calculation.
Examples:
$250,000 loan: Max usable credit = $1,250 (0.5% of $250,000), even if the user has accrued $2,500.
$350,000 loan: Max usable credit = up to the full accrued balance, capped at $3,000.
$200,000 loan: Accrued credit = $2,000 → max usable = $1,000 (0.5% of $200,000).
$400,000 loan: Accrued credit = $2,500 → max usable = full $2,500.
$600,000 loan: Accrued credit = $5,000 → max usable = $3,000 (cap limit reached).
Expiration Policy.
Rent credits may be earned up to a maximum balance of $3,000. Once the $3,000 cap is reached, users have two (2) years from the date the cap is met to use their credits. If a real estate transaction is initiated before expiration, credits may still be applied, even if closing occurs after the expiration date.
20. Ineligible Property Types
The Rent Credit Program applies only to the purchase of eligible residential owner-occupied properties. The following property types are not eligible for rent credits:
Vacant land or undeveloped lots
Commercial or mixed-use properties
Rental or investment properties
Lease-to-own transactions or rental agreements
We reserve the right to determine property eligibility at our sole discretion.
Marketing Materials Disclaimer.
Any advertising, promotional content, or illustrative examples provided in our marketing materials are for informational purposes only and do not form part of this agreement. Actual Program availability, limits, and usage terms are governed solely by these Terms and Conditions.
21. Acknowledgment and Consent
By opting in to the Rent Credit Program, you confirm that you have read and understood these Terms and Conditions. Participation is subject to your acceptance through a mandatory opt-in checkbox at registration. You agree to comply with all rules, limits, and responsibilities described herein.
